Terms of Service

1. The service

ThaiDwell helps users find and compare property offers in Thailand. The service structures information from public sources and displays listings published by registered owners.

ThaiDwell is not a real estate agency, landlord, seller, representative, party to a transaction, or payment service. We do not enter into transactions for users or accept property payments.

2. Accounts

• You must provide a working email address and create a password or sign in with Google.
• You are responsible for keeping your sign-in details secure and for activity performed through your account.
• You must not transfer an account for misuse, impersonate another person, or create accounts automatically without permission.
• You must be at least 18 years old and legally able to use the service.

3. User listings

By publishing a listing, you confirm that you may offer the property and disclose the submitted information and contacts. You must keep pricing, availability, specifications, and terms accurate and current.

• Fraudulent, unlawful, discriminatory, false, or misleading offers are prohibited.
• Do not publish another person’s data, photographs, or materials without an appropriate right or consent.
• Listings must not be used for spam, phishing, malware, or offers unrelated to property.
• We may review, hide, reject, or remove listings and restrict accounts when these Terms are breached or a substantiated complaint is received.

4. Licence for submitted content

You retain ownership of your content. While it is listed, you grant ThaiDwell a non-exclusive, royalty-free licence to store, technically process, format, translate, publish, and display it as needed to operate and promote the service.

You may stop displaying your listing through the account area. Technical backups may remain for a limited period.

5. Third-party sources

Some offers are created from public posts on Telegram, Facebook, agency websites, and other sources. ThaiDwell displays structured facts and, where possible, a link to the original.

Original posts remain subject to the rights of their authors and platforms. If information infringes your rights or should be removed, contact us with the relevant listing link.

6. Verification and transaction safety

Information may be incomplete, outdated, or extracted automatically. Before paying or signing anything, independently verify the counterparty, title to the property, current price, property condition, and transaction terms.

Do not transfer money to an unknown person without verification. ThaiDwell does not guarantee a transaction, user solvency, legal title, or the accuracy of third-party posts.

7. Acceptable use

• Do not bypass access controls, interfere with the site, test it for vulnerabilities without written permission, or distribute malicious code.
• Do not scrape, resell, or use service data to build a competing database without approval.
• Do not create excessive load, evade automation safeguards, or use the service unlawfully or in violation of third-party rights.

8. Availability and changes

We may change features, perform maintenance, and update these Terms. Material updates take effect when a revised version is published; continued use means acceptance of the revised Terms.

9. Liability

To the extent permitted by law, the service is provided “as is”. ThaiDwell is not responsible for user or platform conduct, external websites, lost profits, or indirect loss resulting from a transaction or reliance on a listing.

Nothing in these Terms limits consumer rights or liability that cannot lawfully be excluded.

10. Termination and governing law

You may stop using the service at any time. We may restrict access for a breach, a security risk, or a legal requirement.

These Terms are governed by the laws of Thailand unless mandatory law in the user’s location requires otherwise. The parties will first try to resolve disputes through good-faith discussion.
